I figured it had to happen, we have a development crew from Texas tearing the land up about 4 and an eighth mile down the road, they are putting in a hundred homes in a HOA gated community. This will change the whole dynamic on what was so appealing up here. With Washington ever changing gun laws, taxes, prices and politics we will be out of Washington within 3 years, preparation are already in the making, we all talked last Friday it was about time we through in the towel and go where we feel comfortable.
 
The few pictures I have seen, your place looks like a dream, but I understand not wanting to live next to a cookie cutter village ruled by a HOA.
I am right in the middle of that. HOAs as far as the eye can see.
Still, it will be fun to get a new place that you will enjoy. you can trade earthquakes for tornadoes. :)
 
I like having a HOA community next to me. I do everything I can to violate every rule they have. I have cars parked all over my property. I love hanging laundry outside (they do smell great). My drier has hardly been used since they started complaining. I love how the HOA Nazi leader reacts when I target practice on my property. Their reaction is priceless. Who knows, I may one day offer to sale the property to them at two or three times the value when I get tired of messing with them.
 
JackDW, you keep messing with them as much as possible, love the idea. When you get ready to sell, buy yourself a little cannon to give them the early morning salute. Loud speakers to taps and a good flag raising every morning. That should increase the value of your property.
 
It’s not just the HOA or the development going on, the states policies and anti-gun attitude they have. My property tax is $10,000 a year, we have the 3rd highest gas tax .60cents a gallon in the nation, insurance is high out here about the only thing going for us is electric rates are among the cheapest in the nation at .979cents per KwH and with the states minimum wage at 12 an hour going up to 13.50 an hour next year prices have gotten expensive plus add the heavy pressure for the state to go with the carbon tax. The insanity.....
 
What is Arizona chopped liver or something? You all missing the beautiful boat. Serious, sorry about the new neighbors, happy you will be leaving liberal land.

First part: yes, and both. (humor!)

When I think of AZ, I think of desert & illegals. Yes, I understand there are a few areas that are livable. But the idiots living in desert cities will be flooding those areas when SHTF. Water is an important part of surviving....

Mav,,,the city was putting in 250k homes around my part of the county,,,Jacksonville is Duval County Florida,,,,it is one of the main reasons I am in Arkansas,,,so I have a good idea how you feel
 
When we go into town (Vancouver Washington) we see a onslaught of vehicles from California, New York, Delaware and New Jersey in town.

Next year we are curtailing our fuel delivery to one diesel tank one gas and one propane delivery, we are only maintaining livestock for us to use, we have a buyer for the saw mill equipment who will pull some equipment come September and the mill will be dismantled sometime next year. One of the grandkids and her husband will stay on the property to keep it from falling apart, the Mexican family who retired and my dad gave home land is also going to stay, my son who retires from the Sheriff Department will stay till the end of 2022, my wife house in town will go on the market in 2021. All the money from the sales of equipment and house in town will be used to pay taxes on the property for about 5 or 6 years so my grandkid don’t have to be burden with that while on the property, the wife will retire from the USGS January 2022.

We just lost our heart to remain in this state, we are prepping for the big move now unfortunately.
